Taxes and charges
Thailand is known for its low taxes, and sometimes even its absence. Let’s consider all taxes and government charges when owning a villa.
Leasehold villa

Lease contract registration tax = 1.1% of the total rent price for the entire period. As a rule, 50/50 is paid between a seller and a buyer (this is agreed upon before signing the contract).


Land and building tax – 12,5% of the annual rent price according to the lease contract.

Freehold villa registered under a company

Opening a company: from 50 000 bahts.


Legal advice for a company: from 3,000-5,000 bahts/month.


Accounting/annual balance: from 15,000 bahts/month.

Villa maintenance
Monthly expenses:
  • Sinking Fund — paid by the first buyer: from 100 000 bahts
    Purpose: depreciation fund. The payment is kept on the account of the management company, which provides services in the settlement territory.
  • Common Fee (maintenance charge) — from 5,000 bahts per month
    Depends on location, territory area and maintenance. Payment for the first year is made in full.
  • Electricity and water
    Electricity — from 4,5 bahts per 1kW. Depends on the real estate location.
    Water — from 25 bahts per 1 m³. Depends on the management company.
  • Cleaning, swimming pool cleaning, gardener’s services etc
    Cleaning — from 1,000 bahts per occasion. Taking into account tropical climate and high humidity, you need to air rooms once a week.
    Swimming pool cleaning — from 2,000 bahts per month.
    Gardener’s services — from 2,000 bahts per month.
    Pest control — from 2,000 bahts per month.
All costs and revenues are carefully monitored by management companies, when buying a new villa, it will be the management companies of the developers.
